Ottawa Housing Navigator: Alvina Usher Launches a New Column in Nasha Ottawa

My name is Alvina Usher, I am real estate expert in Ottawa, and I’m happy to share some exciting news with you: starting this month, Nasha Ottawa magazine launches my own column, “Ottawa Housing Navigator,” dedicated for life, trends and strategies in our city’s real estate market.

I live in Ottawa for more than 30 years, and for over 13 years I have been professionally guiding clients through buying and selling property. Over these years, I’ve helped hundreds of families and investors take a confident step toward a new home or a successful deal. Deep knowledge of the city, an analytical approach, and the ability to see not just numbers but the human stories behind them, with all their emotions, personalities, hopes and worries, have earned me a reputation as an expert people trust. I know how to listen, adapt, and find common ground with very different people, and to help them get through the difficult stages of process with confidence and understanding. Now my knowledge and observations will become the foundation of a regular column: an honest, well-informed guide to Ottawa’s real estate market.

Today’s Ottawa market is a market of opportunity, but also of caution. We are in a period when many buyers are taking a wait-and-see approach, while sellers are starting to adjust to the new reality.

Several important shifts are taking place:

• Buyers are becoming more selective and are protecting their interests with conditions in their offers.
• Sellers are open to negotiation and price adjustments, especially when a property sits on the market for a long time.
• Financing became more complicated: banks look at applications more strictly, and getting approved takes preparation.

Still, Ottawa remains stable and attractive market. It is still possible to find reasonable deals here, both to live in and to invest.
